WHAT DOES A PLUS TITLE COMPANY DO?
A Plus Title is a title and escrow company. We are available to help reduce the amount of stress involved your transaction. Our abstractors perform title abstracts on the property to ensure that all interests of the pervious owners have been properly accounted for and there are no encumbrances which may affect your enjoyment of the property. We also work with the buyers, sellers, real estate agents, and lenders to ensure that the transaction closes as smoothly as possible. By performing as the central agency we can alleviate the repeated contacts and phone calls that you might otherwise be required to make with the other parties. WHAT ARE TITLE ABSTRACTS?An abstract is a search of the public records concerning the property involved in your transaction. Our abstractors will search the public records in the county where the property is located to uncover any encumbrances, such as tax liens, law suits, or mortgages, which affect the property. We also attempt to ensure that all legal interests in the property have been accounted for in previous transactions and that there are no outstanding interests which may affect your enjoyment of the property.
WHAT SHOULD I BRING SETTLEMENT/CLOSING DAY?You will need to provide an unexpired government issued photo identification; such as a driver’s license, state-issued photo id, or passport. You may also need to bring a certified check or cashiers check to cover any expenses reflected on the settlement statement which are necessary to complete the transaction; such as down payments, closing fees, or other expenses which have been set out in the sales contract.
If for any reason you are unable to attend the closing, please notify our offices as early as possible. In some instances a limited power of attorney may be executed allowing someone to sign the documents and collect the funds on your behalf. Some lending institutions require approval of the use of a Power of Attorney, and such approval must be received prior to the time of closing.
